Among the various hotel construction projects that we have carried out, we include those aimed at the hotel renovation with the objective of acquiring the category of a 4-star hotel.
The requirements to be a 4-star hotel depend on local regulations, but in any case they are assessed by an independent body. The hotel cannot proclaim itself to be a 4-star hotel, so the transformation project, in addition to being well executed at a technical level, must be rigorous with the compliance with specific requirements requested at each location.

What does a hotel need to obtain a 4-star rating?
The classification of hotels by stars is a system that, although it does not share universal criteria, it does share the same criteria. is internationally recognized and respected. Star rating system
In Spain, the criteria for determining the different categories of a hotel are set by each autonomous community, although they tend to be similar. Five categories between 1 and 5 stars are established, considering the 5-star hotel as the one that offers a more luxurious experience. However, in some exceptional cases, the regional Directorate General of Tourism may qualify the hotel as "Luxury", which would be a higher category than 5 stars.
In this system, a low rating does not mean that it is a bad hotel, but refers exclusively to the performance, especially of the hotel. roomwhich is, after all, where the guest will be staying, and the additional services of the hotel establishment.
It is considered that, in the 1 to 3 star categories, hotel establishments are more focused on meeting basic needs, i.e. making sure that the client has clean and comfortable accommodation. In general terms, the characteristics of the hotels according to this system would be:

- 3-star hotels: accommodations that offer greater comfort, with larger rooms, and more amenities such as daily maid service or a restaurant in the hotel.
- 4-star hotels: The size of the rooms and bathrooms are significantly enlarged, and they are fully equipped. In addition, they usually include a wide variety of services such as swimming pool, gym, spa, etc.
- 5-star hotels: hotels that stand out for their exclusivity and excellence. They offer personalized services, luxury facilities, first-class gastronomy and, in general, the highest quality in all aspects.
Requirements for 4-star hotels
There are dozens of criteria that are evaluated to award the 4-star hotel category; the most basic and determining ones are usually related to the size of the rooms and bathroom. From this point on, the value of other products begins to be assessed. details that enhance the guest experience.
Although each autonomous community has different requirements to obtain the 4-star category, among the most common are the following:
- Room size: the double room must be at least 16 m² and the single room must be at least 9 m²; the bathroom, with shower or bathtub, must be at least 4.5 m².
- Hotel facilities: elevator, climate control system (heating, air conditioning) and bar are mandatory.
- Room amenities: there must be AC in the room, telephone, safe and minibar service with refrigerator.
In addition to the requirements established by the regional regulations of each place, there are other requirements services related to innovation and sustainability that are expected of a 4-star hotel, such as WiFi connection or individually adjustable air-conditioning systems.
Hotel Som Dona: example of transformation into a 4-star hotel
At TALATWe have developed a large number of projects for the hotel sector. One of them is the integral reform and expansion of the Hotel Som Donawhich was executed with the objective to upgrade from a 2-star hotel to a 4-star hotel.
In addition to being a sample of an intervention carried out with the purpose of upgrading the hotel category, the work we did for the Som Dona Hotel is also a perfect example of the importance of customization in hotel renovation services, since it is a very particular establishment, with a very marked idiosyncrasy and charisma.
Som Dona is a women-only hotel located just 5 minutes walk from the marina and fishing port of Porto Cristo, a small town in Manacor (Mallorca). Therefore, we knew that the intervention had to be carried out in a respectful and integrated way with the environment.
See the 31 rooms of the existing hotel were refurbished and enlargedand improved facilities lighting, control, fire detection, electrical and telecommunications systems.
